Square-metre price continues to rise in Q2

House prices are rising. Everywhere. In May, it became known that owner-occupied houses in the Netherlands were on average 12.9% more expensive than in May 2020. This was another record. Even compared to the exceptional increases in the preceding months. In Amsterdam, too, we continue to see an increase. But how exactly did the development square metre price Amsterdam Zuid look like in Q2 2021? 

The square metre price continues to rise

In Amsterdam Zuid, the average meter price has risen by no less than 5.8% compared to Q1 2021. Also if we look at a year ago, the prices are going up considerably. Whereby 2021Q2 shows the highest increase. 

Square-metre price continues to rise in Q2Why does the square metre price keep rising? We see the demand for a property and therefore the viewings increasing enormously. People are pushing, which is accompanied by unprecedentedly large overbids. The average transaction price in Amsterdam South was still €1,008,454 in Q1, and rose to €1,085,380 in Q2. 

How does the square metre price of Amsterdam Zuid compare to Amsterdam?

To compare Amsterdam Zuid with other neighbourhoods in Amsterdam as well, we have also worked out the average square metre prices in Amsterdam within the ring. 

Average-transaction-prices-2021-Amsterdam-South.The transaction prices are on average a lot lower in Amsterdam within the ring road, if we compare this with Amsterdam South. Within the ring road, the average transaction price is €672,211. We just mentioned that this average for Amsterdam South is €1,085,380. 

High overbidding in Amsterdam Zuid as well

Like house prices, average outbids are also rising fast. There was more outbidding in Q2 2021 than in Q1 2021. 

The average overbidding in Amsterdam Zuid has risen from 104.9% to 107.6%. This is an increase of 2.7%! In Amsterdam within the ring the average outbid is 110.3%.

In Amsterdam Zuid, there is a substantial increase in outbidding for homes built before the war. As much as 108% compared to 102.3% for post-war homes. More is also paid per square metre for pre-war homes than for post-war homes. 

The same applies to the average transaction price. For example, the transaction price for homes built before the war is €1,093,485 and for newer homes €846,704.  

The size of the house also plays a role. In Amsterdam Zuid, houses between 40 and 60 m2 are outbid the most and houses of more than 100 m2 the least. 

Buying/selling a house in Amsterdam Zuid or not?

Contrary to many predictions, the corona crisis has not (yet) led to a housing crisis. In the Netherlands, the number of sales has even increased by 4% (source: NVM). 

In Amsterdam as a whole, the number of transactions fell slightly. On the Amsterdam housing market, the number of transactions fell from 2694 to 2429. 

The difference between the 2021Q1 and 2021Q2 in Amsterdam Zuid is nil. At the end of 2020, there is still a peak in the graph with 284 transactions. In 2021Q1 this dropped to 254 and in Q2 to 252. 

Number-of-sold-homes-in-Amsterdam-2021.However, there is a considerable difference in transactions per construction period. Of the 252 transactions, 235 were for pre-war houses!
