It is traditionally assumed that the Amsterdam housing market is slower during the summer months, but recent data show a more nuanced picture.
According to the NVM quarterly figures from 2023:
- Midtown homes sold in Q3 on average within 26 days
- Apartments in 31 days
- Detached houses did there 51 days to

There are no publicly available quarterly figures yet for 2024 that confirm or contradict this trend. In its Index Q2 2024 shows that the number of house seekers towards the summer remains stable.
Based on this data, we can conclude that the assumption of a slow housing market in the summer is not fully supported by recent data. Both selling times and online search behavior remain relatively stable, meaning that the summer months may still be favorable for home sales in Amsterdam.
So what will make the summer of 2025 different?
1. Increase in supply due to outflow from the rental market
With the implementation of the new national point system (July 2024), many landlords are facing:
- Drastically lower rents in middle rental
- Higher tax burden on rentals through box 3
- More complex legislation surrounding temporary leases
As a result, private landlords are choosing to sell en masse, especially in districts such as De Baarsjes, Bos and Lommer and Amsterdam East.
2. Interest rate cuts create buyers with more borrowing capacity
In June 2025, the ECB cut interest rates for the first time since 2019. This creates:
- Lower mortgage rates (-0.3% on average)
- Higher borrowing capacity, especially among dual earners
- Revival of demand among first-time buyers and young families
Buyers are becoming more active, including in July/August.
3. Emergence of the 'flowing expat'
Expats often stay in Amsterdam during the summer. They are a growing part of the flowing sales market:
- They are looking for before the new school year
- They often want to move quickly, without long rounds of negotiations
