Rivierenbuurt extremely popular

The Rivierenbuurt: attractive, green and always cozy with its squares and lovely terraces! A flourishing neighbourhood, extremely popular and constantly evolving. Especially the Scheldestraat and the Maasstraat are popular streets, but also the Rijnstraat is in growing demand. The increasing number of houses sold in the fourth quarter of 2019 is the best proof of the popularity of this area.

Growing demand for Rivierenbuurt

In the last quarter of 2019, 96 houses were sold in the Rivierenbuurt (17 more than in Q3), and at a very fast pace. The average selling time of a house in this neighbourhood is just 29 days. The increasing demand for houses in this neighbourhood has driven the average transaction price to a record high of over €635,000.

Attractive for families

As neighbourhood specialist I see that the Rivierenbuurt is popular among (small) families, resulting in higher prices for larger houses in this area. For example, our reports show that a relatively large sum is paid for houses between 80 and 100m2, namely €6,900 per square metre. This is an increase of approx. 9% compared to last year.

Scheldestraat area most expensive sub-neighbourhood

One of the areas where we are very active is the Scheldebuurt. We see that, compared to the other sub-neighbourhoods of the Rivierenbuurt, this is the area where most houses have been sold the past year and with the highest square meter prices. The average transaction price here was over €725,000. We can therefore safely say that the Scheldestraat area is the most sought-after part of the Rivierenbuurt.
If you consider living in the Rivierenbuurt, the IJsselbuurt is the most affordable area. The price per square meter is less than in the Scheldebuurt and de Rijnbuurt.
