M2 prices in beautiful Amsterdam North have risen sharply!

Just take the North-South line or the ferry and you're there, nice and quiet and yet close to everything. Amsterdam Noord is now known as a growing district that is becoming more and more involved with the rest of the city, and that is reflected in the figures. Square metre prices have risen again this quarter, with the square metre price being 4.1% higher than in the second quarter. Last year in the third quarter the average square metre price was € 4,403. This year it is € 4,787, almost 9% higher than a year ago.

Figures from Popular neighbourhoods this quarter

AU sees a big increase this quarter in the neighbourhoods; Waterlandplein and Buikslotermeer, in these areas many new buildings are being built and completed and of course you can reach the metro stop Noord in no time. The square metre prices here are 10.7% and 3.8% higher than in quarter 2. In quarter 2, square metre prices in Buikslotermeer were even 6.6% lower than the previous quarter. You can also see that people are ready for greenery, space and the next step; in the neighbourhoods of Kadoelen and Tuindorp Oostzaan, there are also substantial price increases. In Kadoelen, the square metre price is no less than 14.8% higher than last quarter and in Tuindorp Oostzaan 7.4%.

Overbidding?

In quarter 2, there was slightly more outbidding than in this quarter, but there was little difference. In Noord there are more outbids than within the ring road!
