Housing market Q3 2021 Amsterdam Zuid: Soon € 10.000,- per m²?

Prices in Amsterdam South have risen 17% in one year to an average square meter price of € 9,245. If prices continue to rise at this rate then the €10,000 per limit will be crossed in the spring of 2022!

The housing market in the various neighbourhoods in South

The Museum Quarter is already anticipating this development with an average square metre price of almost € 11,000! The average transaction price of € 1,650,000 is also the highest in Amsterdam, followed by the Apollo neighbourhood where the average transaction price was € 1,579,000.

The Hoofddorppleinbuurt is, of course, not as chic as the aforementioned neighbourhoods. The homes there are on average a lot smaller (77 m² in the museum quarter is exactly double that with 154 m²). The average transaction price for a 77 m² property around Hoofddorpplein is €662,000. In this district of Zuid, however, there is the most outbidding, averaging 15%!

In the Stadionbuurt district, you will find the smallest house on average, namely 74 m². This house costs € 663,000. The average overbidding there is almost as high as in the Hoofddorpplein neighbourhood.

The "cheapest" neighbourhood in the South

The Rijnbuurt, part of the Rivierenbuurt, is the "cheapest" neighbourhood in South. There, homebuyers pay an average of € 591,000 for a house, and in the IJsselbuurt we find the lowest square metre price of South at € 8,012 per square metre.
