Homes in Old-West sold superfast in Q3 2020!

Homes in Amsterdam sell quickly, we all know that, but in the extremely popular Oud-West the flats and houses sell faster than in any other Amsterdam neighbourhood. We can understand that: beautiful streets, adjacent to the Vondelpark and with the new attraction of the Foodhallen it is very nice living here! The lead time, or the number of days a property is on the market before it is cancelled, is the fastest in Amsterdam at 29 days!

Old-West almost as expensive as Old-South!

We see that the prices per m2 in Oud-West have been moving around €7,700 for a couple of quarters now. That is almost on a par with Oud-Zuid (€7900). The difference in transaction price is very large, however; in Old-West € 550,000 or an average house size of 71 m2 compared to a transaction price of € 840,000 in Old-South (average area 107 m2).

Number of transactions and undercuts

The number of transactions rose sharply in the third quarter of 2020. During this quarter, 147 homes were sold. This is an increase of 35% compared to a year ago. There are indications that the fourth quarter will show a lower number of transactions. The fact that there is still a shortage of good homes is demonstrated by the average overselling percentage of 5.5%.
