The housing market for millionaires in Amsterdam in 2020
Amsterdam has the largest number of million-dollar houses in the Netherlands, and the number of million-dollar transactions is also by far the highest in Amsterdam.

This data model provides us and our clients with insight into the price development of Amsterdam and all its submarkets. The million dollar market is one of the submarkets that we focus on in our reports. This report contains information on average square metre prices, transaction numbers, average lead time in days and average overbidding.
The development of the number of million-dollar houses
There are approximately 65,000 million-dollar houses in the Netherlands, of which almost 12,750 are in Amsterdam. In other words, 20% of the number of million-dollar homes is in Amsterdam! Of these homes, about 650 have been sold in the last 12 months (Q3 2019 - Q3 2020) with an average transaction price of €1,550,000. The transaction price is 9% lower compared to 12 months ago. The average square metre price remained approximately at the same level at over €8,000.00 per square metre. The conclusion is that, on average, smaller homes have been sold compared to a year ago.
Differences in millions of transactions inside and outside the ring
Of the total of millions of transactions, 89% took place within the ring road with an average square metre price of €8,000. Outside the ring, you buy a considerably larger house for your money with a square metre price of €6,500. In Q3 2020, transaction prices for inside and outside the ring were at the same level.
The neighbourhood with the most millions in transactions is Amsterdam Oud-Zuid. The centre of Amsterdam is the second largest million-dollar market in Amsterdam, at around 20%. Oud Zuid is by far the most expensive neighbourhood in terms of number of transactions, at 36% of the total in Amsterdam. Here too, at over € 1,700,000, the transaction price is almost 10% higher than in the centre.
