How are house prices developing in Amsterdam? First signals Q1 2021; Amsterdam housing market more hectic than ever!

The first quarter is not over yet. We wrote this blog on 24 February. But the first signs of house prices in Amsterdam point to a 5% increase compared to Q4 2020!

Whether it is only because of the temporary benefit in transfer tax until 1 April, we do not know. That it stimulates first time buyers to enter the market now is certain! But the very low mortgage interest rate of between 1 and 1 ½ % also continues to be a driving force behind the enormous upward trend in Amsterdam's house prices.

More transactions, higher square metre prices and higher transaction rates

For most people, the Corona period is not an obstacle to making a (first) step on the housing market. The economic situation has not become worse for many people (unemployment has even decreased slightly) thanks to the drastic government measures. People have a greater need for space nowadays because of working from home. The need for a good outdoor area is also increasing now that the terraces and the catering industry have closed.

First indications point to a price increase of 5% in the first quarter of 20121 compared to the fourth quarter of 2020!

House prices Amsterdam Q1 2021

House prices within the ring road have risen again. Both within and outside the Amsterdam ring road, house prices have risen by 1% and 1.5%. Inside the ring you pay more than € 7,000 per square metre, and outside the ring € 6,300.

A 50% increase in the number of houses sold in Amsterdam compared to 2020!

The Amsterdam housing market has had a more than hectic 1st quarter. If we compare the figures with 2020, the number of transactions rose by almost 50%! As a result, the number of homes for sale has dropped to 1,600, which does not help the housing shortage. In addition, the number of viewings per house is rising sharply. The percentage of houses sold above the asking price is rising to around 60%.
