The Amsterdam housing market remains in a state of flux and is a hot topic of discussion among buyers and sellers. Recent years have been characterized by sharp price increases, fluctuating housing offers and increasingly strict regulations. Meanwhile, we are seeing a shift: after years of growth, the market experienced a slight decline in the first seven months of 2024. This begs the question: what can we expect in 2025? In this blog, we dive into the main trends and prospects for the Amsterdam housing market.
Square meter prices Amsterdam Center
The average square meter price in Amsterdam Center in Q4 2024 is €9,534. This represents a decrease from Q3 2024 (€9,721) and an increase from the low point in Q4 2023 (€9,081). This shows that the downtown housing market is recovering slightly after the high increases in the past year.
Inside the ring, the average square meter price is €9,213, slightly higher than in Q3 2024 where the price was €9,103.
Average transaction price rises further
In the fourth quarter of 2024, the average transaction price in Amsterdam Center was €843,748. This is a substantial increase from the previous quarter and shows that homes in the center remain structurally high priced.
Pre-war properties remain popular, selling for an average of €880,253, while post-war properties come in at €666,847. This confirms that characteristic downtown properties are still in demand.
Number of housing transactions and turnaround time
The number of housing transactions in Amsterdam Center increased in Q4 2024 compared to Q3 2024 and also compared to Q4 2023. A total of 287 homes changed hands. In addition, we see that the average completion time has increased. Whereas a home was on the market for an average of 47 days in Q3 2024, that increased to 56 days in Q4 2024. This may mean that sellers have to wait slightly longer for a suitable buyer.
Overbids decreased slightly
Whereas for a long time overbidding was the norm in Amsterdam Centrum, we see a decrease in the average overbidding percentage in Q4 2024. Compared to the previous quarter, there was 2.1% less overbidding in Amsterdam Center. Within the Ring, this difference was less than 1% (0.6% less).In Q3 2024 an average of 106.9% of the asking price was still paid, while in Q4 2024 this dropped to 104.8%. This indicates that buyers are less willing to bid substantially above the asking price, which may be due to rising mortgage rates and a less tight market.
