Another big price increase in East

Hip, constantly changing, full of fun hotspots and extremely popular with a very diverse target group; Amsterdam Oost! Looking at Amsterdam, this is perhaps the neighbourhood that has seen the greatest development in the last 5-10 years and that we, as Amsterdammers, should be proud of!

Another big price increase in East

Average square metre prices in East were almost 10% higher in the last quarter (Q3, 2020) than in Q3 of last year. A percentage increase that is greater than the average increase within the Ring Road.

De gemiddelde verkoopprijs in de buurt is tevens gestegen (4.3%), wat aantoont dat er voornamelijk een toename is geweest in de verkoop van de kleinere woningen. Bij de kleine woningen tussen de 15 en 40m2 is een gemiddelde vierkante meterprijs van € 8.679,- bereikt in dit kwartaal. Wel zien wij dat deze meterprijzen snel dalen naarmate de woningen groter worden (<60m2 = € 7.515/m2, <80m2 = € 6.847/m2, 80+m2 = gemiddeld € 6.600/m2).

What is striking is that the percentage of overbidding has remained virtually unchanged in 2020.

Overbidding remains the norm

Every day we are asked if it is normal to outbid in Amsterdam and especially: how much should I outbid? It is difficult to give an unambiguous answer to this question, as it is strongly related to the asking price set by the estate agent or seller. However, to give a small indication: the average overbidding in East in 2020 will be around 5% and this year it has remained virtually the same. Apart from the necessary outliers, of course!
