House prices are rising extremely high and prices in Amsterdam Noord have also risen sharply.
In the past 12 months, square metre prices in Amsterdam Noord have risen by 16%, which is a record! Transaction prices have also risen sharply to € 502,000. The number of transactions is lagging behind with a drop of 25% compared to the third quarter a year ago.
Housing market Amsterdam North advantageous?
Amsterdam Noord is one of the few districts in Amsterdam where you can still live 'affordably' compared to average prices within the Ring. In Amsterdam Noord the price per square metre has risen to € 5,549, while in the rest of Amsterdam Binnen de Ring a metre costs an average of € 8,022. A difference of € 2,473, or 45%!
Transaction prices in Amsterdam Noord
are on average considerably lower at € 502,000 in Amsterdam North compared to € 708,000 within the Ring. For this money you get an average of 90m² in Amsterdam Noord and for € 206,000 more in Binnen de Ring you buy a house that is 2m² smaller, namely 88m²!
Difference in overbidding Amsterdam North with Amsterdam inside the ring
The overbidding in Amsterdam North is 15% on average, while it was 11% within the Ring Road. In comparison with Binnen de Ring, the housing market in Amsterdam North is even more overcrowded. There is, of course, a clear relationship with the number of houses on offer and the number of people looking for a house.
Shortage of housing supply
