Amsterdam property market; house prices up slightly, record number of transactions in Q1 2021

The housing market in Amsterdam was quite overstrained in the first quarter of 2021. The change in the transfer tax prompted many first-time buyers to delay the delivery of the flat or house purchased at the end of 2020 until 2021 in order to save 2% transfer tax. The 0% transfer tax also brought many new buyers to the market who wanted to take advantage of this benefit. The number of transactions rose by 54% compared to Q1 2020 to 2,982!

Slight increase in square metre prices in the Amsterdam housing market

We had expected that the square metre price would also have risen sharply. This was not the case in the last quarter. The square metre price rose to € 6,331, an increase of only 0.7%. 

We do expect the square metre price to increase significantly in the second quarter. We are now seeing more and more people wanting to view, and current houses and flats are being outbid by unprecedented amounts.

Differences per district

Square metre prices stagnated in most neighbourhoods, but there were a few exceptions. We recorded the largest price increase of 11.3% in Noord. Noord still has one of the lowest square metre prices of € 5,212. With a lower square metre price, there is naturally more room for price increases. In Nieuwe West, the square metre prices showed an increase of 9% (€ 4,791). In Old South, the prices still rose by 2.5% to a meter price of € 8,326, but the stagnation of the last period in the Centre is striking. The prices per metre fell here by 2.5%!

Trends in the Amsterdam housing market

There is a strong trend towards living outside. Because of working from home, people feel freer to live at a greater distance from work. Forecast housing market Amsterdam for the whole year 2021

Much will depend on interest rate developments. On the capital market we have seen a rise for some time now and it is expected that this will also have consequences for mortgage rates. A small rise will have little effect on prices, but if mortgage rates rise more than 1%, this will have a dampening effect on the housing market in Amsterdam. We expect a second quarter with rising prices. The rest of the year will be determined by interest rate developments. The structural demand for owner-occupied homes will remain high and the influx of new people to Amsterdam will also pick up after Corona.
