Q3 2019; Smaller houses are hard to come by in De Pijp
De Pijp; a young and very popular neighbourhood, with a large influx of people from outside the city and abroad (the expats). Also called the transit area for people in their twenties and thirties.
Buying in the Pijp area costs you on average 3.8% more than a year ago. This increase lags slightly behind the average price increase in Amsterdam of 4.3%. One explanation for this may be that the homes in the Pijp are becoming too expensive for the young target group that predominates in the Pijp.
The larger houses (of 100+ m2) have risen relatively little in price compared to the small flats (between 15 m2 - 40 m2). For a small flat in the latter category in the popular Amsterdamse Pijp you currently pay no less than €8296 per m2, while a year earlier this was still €7503 (increase of 10.5%). One explanation could be that there is a scarcity of available houses of this smaller size. In one quarter there have only been 11 transactions in this segment.
